Buffalo Grove Has Two Property Tax Systems, Two School Boards, and One Zip Code

A buyer we'll call the typical case walks into two Buffalo Grove listings in the same week. Both are brick colonials, both around 2,400 square feet, both priced within $15,000 of each other. The agent mentions almost as an aside that one house sits in Cook County and the other in Lake County. The buyer nods, files it away as trivia, and keeps comparing granite countertops.

That aside is the whole ballgame. Those two houses answer to different assessors, run on different appeal calendars, and send kids to different high schools. None of it shows up on the listing sheet, and almost none of it shows up in the online guides that treat Buffalo Grove as a single market with one median price and one set of amenities.

It isn't. Lake Cook Road runs through the middle of the village, and it happens to be the actual county line. Everything south of it sits in Cook County's Wheeling Township. Everything north, roughly three-quarters of the village by land area, sits in Lake County's Vernon Township. The village government is one entity. The tax and school infrastructure underneath it is two.

This isn't a case of Buffalo Grove bordering a different county the way Long Grove or Vernon Hills sit next door. The county line cuts through Buffalo Grove itself, and it's been that way since before most of the current housing stock was built. Because of it, a resident's answer to "which county am I in" depends on which side of Lake Cook Road, and in some pockets which side of Buffalo Grove Road, their address falls on.

Here's what changes depending on which side of that line a house sits on:

Look at that table again and notice what it isn't. It isn't a comparison of Buffalo Grove to Northbrook or Vernon Hills. It's a comparison of Buffalo Grove to itself.

Two assessors, two calendars, two sets of paperwork

Illinois property tax administration runs through the county, not the municipality, which is why a village government having one name doesn't guarantee one tax system underneath it. Cook County reassesses one-third of the county each year on a triennial cycle, and Wheeling Township, which covers the Cook County slice of Buffalo Grove along with Northbrook, Glenview, Arlington Heights, and several other suburbs, was reassessed in 2025. Notices went out August 18, 2025, with an appeal deadline of September 30, 2025.

Vernon Township, the Lake County side, runs its own calendar. Its 2025 assessment notice was published August 7, 2025, with appeals due by September 8, 2025, and property owners there file through a different system entirely: they build their comparable-sales grid on IMSLake.org, then submit through the Lake County Board of Review's SmartFile e-filing portal. Lake County's broader assessment process also flags that five of its eighteen townships, Vernon among them, use different appeal software than the rest of the county, which means even Lake County residents can't assume the process works the same way it does two townships over.

None of this is a reason to avoid either side. It's a reason to know, before you're three weeks into a transaction, which office you'll be calling if something on your assessment notice looks wrong. A buyer who closes on the Cook County side and assumes their homeowner exemption carries over automatically will find out otherwise. New owners generally have to file for exemptions fresh in their own county, and the forms, deadlines, and even the terminology differ.

The school line splits twice, and it doesn't follow the county line exactly

If the tax split were the only wrinkle, it would still be worth knowing before you write an offer. But the school boundaries add a second layer that surprises even people who've lived in the area for years.

Cook County addresses south of Lake Cook Road start in Community Consolidated School District 21 and feed into Buffalo Grove High School under District 214. Cross to the Lake County side and the elementary assignment forks again, this time at Buffalo Grove Road: addresses to the east generally land in Aptakisic-Tripp District 102, while addresses to the west land in Kildeer Countryside District 96. Both of those districts feed the same high school, Stevenson, under District 125, which has drawn national attention for its academic rankings.

That second fork inside the Lake County side is easy to miss because it has nothing to do with the county line at all. It's a separate boundary, drawn by a separate set of school districts, sitting on top of the county division like a second grid. Two houses on the same side of Lake Cook Road, in the same county, filing the same tax forms, can still send their kids to different elementary schools depending on which side of Buffalo Grove Road they're on.

This isn't trivia for people without children. School assignment is one of the more durable drivers of resale demand in a family-oriented suburb, and a buyer who doesn't confirm the assignment before falling for a house risks planning around a school that isn't actually theirs.

The boundary questions aren't abstract, either. In July 2025, Buffalo Grove trustees reviewed a proposal from M/I Homes for a 189-unit development, 152 townhouses and 37 single-family homes, on roughly 35 acres at Aptakisic and Prairie Roads. The land sits in unincorporated Lake County, which means the project needs annexation before it can move forward, and trustees specifically raised questions about what the added rooftops would mean for Aptakisic-Tripp District 102 and Stevenson District 125 capacity. That's the county and school split showing up in real time, in a real zoning discussion, not as a historical footnote.

What this means if you're comparing two Buffalo Grove listings

If you're shopping in Buffalo Grove right now, treat the address like a starting point, not a conclusion. Before you get attached to a specific listing, verify:

  • Which county the parcel is in. The property tax bill will say "Cook County Treasurer" or "Lake County Treasurer" in plain print, or you can look up the parcel through either county's assessor site.
  • Which high school and elementary district actually serve that address, not just the general district the neighborhood is known for. Buffalo Grove Road and Lake Cook Road both function as boundary lines, and a few blocks can change the answer.
  • When that township's next reassessment or appeal window falls, since Cook and Lake counties don't move on the same schedule.
  • What exemptions transfer with the sale and what you'll need to file fresh as a new owner in that specific county.

Whatever the headline market data says about Buffalo Grove this month, it's describing the village as a whole. It won't tell you which assessor's office you'll be dealing with next spring, or which high school your specific address is zoned for. Those answers live at the parcel level, not the village level.

Sales tax and restaurant tax rates also differ between the Cook County and Lake County portions of the village, a detail that shows up on receipts more than on closing statements, but it's one more small reminder that "Buffalo Grove" isn't administratively uniform.
